The first phase of the renovation has dealt primarily with the structural stabilization of the existing house, the framing of the new wing and the rough in of electrical and the mechanical system. The first floor framing dealt with doubling up floor joists, and placing new girders and piers under the floor joists in the two main parlors. Some of the crawl spaces had to be dug out deeper in order to place the mechanical equipment and ducts below the floors. The first floor ceiling and second floor joists were doubled for stiffer floors. The attic floor was completely restructured and new roof struts were added. Our idea for the roof structure is to leave it in place and make the ceiling of the second floor strong enough to carry it.
The new addition is designed and framed to compliment the existing house. Details include exposed scalloped rafter ends and deep eaves. The base of the addition will be brick while the second floor is to sheathed in clapboard.
The next phase is to include the installation of the new windows in the old openings and the installation of a new copper standing seam roof.
